25 Patio Homes Are Going Up on Barnett Boulevard in Highland Village

Infrastructure is already in the ground at Magnolia Village — a model home permit is next, and actual construction could start before year's end.

If you drive Barnett Boulevard, the construction activity you have been watching is almost done with its loudest phase. Magnolia Village, a 25-lot single-family subdivision, is nearing completion — water and wastewater lines are in, streets are installed, and finishing work is underway.

The development sits in Highland Village's Barnett Subdivision on an approximately 4.35-acre site at 102 Barnett Blvd. These are patio homes, meaning attached or zero-lot-line single-family houses. Not townhomes. Not apartments. Each lot requires at least two four-inch caliper trees in the front yard, which tracks with the name.

The project has been years in the making. The site received a zoning change to a planned development district for single-family patio homes, and City Council approved the final steps at its Nov. 11, 2025 meeting.

For anyone thinking about buying: no pricing has been announced yet — the model home is where that picture fills in.

For neighbors already on Barnett Boulevard, the heavy-equipment phase is winding down, not ramping up. Infrastructure is behind this project now. The next visible milestone is the model home opening. Highland Village's Community Development Projects page at highlandvillage.org updates regularly and is the place to watch for that announcement.
