A 17,468-SF Retail Shell on FM 2499 Is Past Its Target Date — and Still Pre-Leasing

If you drive FM 2499 near International Parkway, you have probably already noticed the building going up at the southeast corner of Lakeside Village Boulevard. That corner is about to change what you stop for on your commute — once it fills up.

The project is called Silveron Park Phase I. The TDLR filing describes it as a new retail shell building at FM 2499 and International Parkway in Flower Mound, 17,468 square feet, scoped for restaurants and small shops. Construction started October 15, 2025. The original completion target was June 15, 2026, at an estimated cost of $7 million. June has passed and tenants have not moved in yet.

Developer Weitzman broke ground on the project as a restaurant-focused specialty retail development, with Phase I offering 17,400 square feet of shop space plus drive-through pads. When fully built out, Silveron Park will encompass 525,000 square feet of office space, 40,000 square feet of retail, and 200 luxury apartments — the shell rising now is only the opening chapter of that larger plan.

Weitzman is marketing the space as highly visible retail in a modern setting and is currently in pre-leasing. The target tenants are restaurants, service businesses, small-shop retailers, and quick-service users eyeing the drive-through pads — all drawn by FM 2499 frontage, the Lakeside Village adjacency, and proximity to Grapevine Lake.

The corridor earns the attention. FM 2499 carries more than 40,000 vehicles per day, accounting for roughly 65 to 70 percent of the town's commuter traffic. Average household income within two miles runs $175,008. Those two numbers together are what national retailers and regional chains look at before committing to a lease.

No tenants have been announced publicly. Leasing is being handled by Ben Terry, Lynn Van Amburgh, and Avery Frisbie at Weitzman. Spring Valley Construction Company is the general contractor on the shell.
