If you've driven Churchill Drive lately and noticed activity around the office building across from Lifetime Fitness, here's what's behind it.

A state construction filing shows a full third-floor build-out is underway at Center Place 1, 3101 Churchill Drive — the Class B office tower that has anchored that stretch since 1998. The project is registered with the Texas Department of Licensing and Regulation as "VTX Office Flower Mound," with an estimated cost of $1,000,000, a start date of June 1, 2026, and a completion date of November 1, 2026.

The scope is not a light refresh. The work covers a third-floor interior finish-out with added restrooms, a café, conference areas, offices, and lounges. The footprint is 16,000 square feet. That's the entire third floor — the kind of build-out a company orders when it expects people to spend real working days there.

Center Place 1 is a 45,778-square-foot building on a 2.67-acre lot. One tenant is about to occupy roughly a third of it. The lower floors already house medical and professional offices. The third floor adds a different profile: a single-occupant corporate floor with its own dining and meeting infrastructure.

The TDLR filing lists the owner as Churchill Flower Mound LLC and names the project "VTX Office Flower Mound," but does not identify the incoming company by full name, headcount, or business type. Those details aren't required in a construction filing and haven't surfaced publicly yet. What the filing does confirm is that whoever is moving in committed a million dollars to get the space ready.

The building sits at the intersection of Cross Timbers (FM 1171) and Long Prairie (FM 2499), one of the busier commercial nodes in town. Texas Health Presbyterian Flower Mound is less than a mile away, and the retail corridor running toward Market Street is close behind.

If the November target holds, a new employer will be operational in that building before the end of the year. Companies typically announce themselves publicly once they're ready to recruit locally — when that happens, the job type and headcount will tell you considerably more about what this means for Flower Mound.
