A $731 Million Builder Just Chose Lakeside Parkway as Its First Texas Address

If you drive Lakeside Parkway past the Moviehouse and look toward the lake, those graded lots are no longer a slow-roll custom-home project. They belong to a San Francisco company that just bet $731 million on North Texas — and Flower Mound is where it chose to start.

Homebound purchased over 1,000 home lots for $731 million, including 44 within The Villas at Lakeside. Out of every suburb in DFW, The Villas at Lakeside project in Flower Mound's Lakeside Village development will be Homebound's first community in Texas. That's a thesis statement, not a coincidence.

Homebound plans to build 44 homes ranging from 2,700 to 3,700 square feet at prices starting at $1.79 million, on lots located along Lakeside Parkway and Lakeside Village Blvd. The company plans to build Mediterranean-style villas within Lakeside, and they will be the final single-family homes in the Lakeside Village part of the development. Final. Once these go up, the single-family chapter of Lakeside Village is closed.

The company is shifting its focus from smaller infill developments to larger suburban master-planned communities. The push marks a step up for the builder, which first entered the Dallas-Fort Worth market in 2022 with smaller infill developments. They know this market. They just decided to go bigger in it.

The pitch Homebound makes to buyers is speed and tech. Homebound says it utilizes a technology-driven platform that provides a streamlined building experience, constructing homes 40% faster and 25% cheaper than traditional homebuilders. Whether those numbers hold in practice is a fair question. But if they're even half right, the pace of activity at that corner of Lakeside Parkway is about to accelerate.

Here's what that means for people who already live nearby. The intersection of International Parkway and Lakeside Parkway already sees approximately 48,780 vehicles per day. That's before 44 luxury homes fill up, before Lakeside East gets going. Lakeside East was given the green light from the Town of Flower Mound in October 2025, located down the street from Lakeside Village, and plans to offer a hotel, office space, upscale retail and townhomes. Stack it all together and the southern end of town is carrying a lot of weight on a road that was already near capacity.

Homebound's Texas Regional President Charlie Coleman cited highly-rated schools, low crime, and great access to employment corridors, DFW Airport, and Lake Grapevine as clientele interests. Those are the selling points. They're also the amenities that get strained when growth outpaces planning.

The $731 million number is not noise. Institutional builders at that scale don't slow-walk projects. Watch Flower Mound's council agenda for any phasing discussions tied to Lakeside Village — that's where the real timeline will surface. If the roads and utilities were designed for a slower buildout, somebody's going to have to say so publicly. Better to know before the construction fences go up than after.
