A New Retail Shell on FM 2499 Is Done. Now We Wait for Tenants.
The Silveron Park building at International Parkway is standing and empty — here's how to spot who's moving in before the grand-opening signs go up.

If you've driven FM 2499 near International Parkway lately, you've probably noticed the new building sitting finished and quiet at the Silveron Park site. The shell is done. Nobody's open yet.
The structure's details are on file with TDLR. Owner Silveron Park Retail Phase I, Ltd. is the retail arm of a larger mixed-use development that's been taking shape on that southern stretch of FM 2499 for a few years now. Weitzman is managing the retail side.
The center is now in pre-leasing. The developer is pitching the space to restaurants, small retailers, service businesses, and quick-service users wanting freestanding space with drive-throughs. No tenants have been announced as of today.

This building is Phase I of something much bigger. When fully built out, Silveron Park will encompass 200 luxury apartments, 525,000 square feet of office space, and 40,000 square feet of retail — with additional restaurant, retail, and office space arriving in later phases.
So what's moving in? Nobody's saying yet. You don't have to wait for a press release, though. Building permits for tenant fit-outs are public record through the Town of Flower Mound. Food establishments also have to file with Denton County Environmental Health before they open — typically weeks ahead of a ribbon-cutting. Both are searchable online. When a tenant pulls a permit to build out their interior, that's your first real sign of what's coming and roughly when.
