Acra Lending has filed a renovation permit for 5,971 square feet on the fourth floor of Lakeside International Office Center at 777 International Parkway in Flower Mound. The estimated construction cost is $532,769. Work started July 17, 2026, with a target completion of November 20, 2026.

Acra is a non-qualified mortgage lender. The company originates loans using alternative qualification methods — bank statements, assets — serving self-employed borrowers and real estate investors who don't fit a conventional loan box. The Flower Mound permit covers an interior office renovation.

Lakeside International Office Center is the first Class-A office property in Flower Mound. The four-story building at 777 International Parkway has 30,000-square-foot floor plates. As of August 2025, the campus was 80% leased, up from 59% in late 2021. Tenants don't spend half a million dollars on interior construction unless they're committed to the location.

Campus amenities include a shared parking garage, a trail system connecting to The Shops at Lakeside, and an onsite tenant lounge. The building sits within Flower Mound's Lakeside Village, surrounded by dining, retail, residential neighborhoods, parks, and lakefront access.

Interior tenant work doesn't require a public vote or hearing. If you're in or around that building, the practical note is straightforward: construction runs July through November 20.
