Argyle Marketplace Breaks Ground — Farmers Market Gets a Permanent Home

If you drove US 377 through Argyle on a second Saturday morning this year, you probably saw the tents behind Argyle Party and Gift. That's been the market's home — borrowed parking lot, seasonal schedule, a good-faith arrangement that depended on a neighbor having room. This week, that arrangement got a foundation.

The Town of Argyle officially broke ground on Argyle Marketplace, a three-building retail and office development at 403 US Highway 377. Built by Colo Development Partners, the project is expected to be completed by the end of 2026. Buried in the plans — the detail that matters most to the people who show up every month with coolers — a dedicated home for the Argyle Farmers Market, along with public restrooms, landscaping, pedestrian connections, and access to the future Argyle Nature Trail.

The market has been operating out of that backyard lot since 2024. Emily Holt, who runs Argyle Party and Gift, serves as the market manager and advisory board head — and Colo Development Partners helped her find a new space for her business, given that the building she currently occupies has plumbing and flooding issues, as well as exterior needs that would take considerable money to repair. This hasn't been charity. It's been two businesses solving each other's problems, and this development formalizes that into something with a real address.

Holt has said the market will require continued support for its success, since vendors who come from outside the area need assurance they'll have consistent sales. A permanent location helps. It's harder to tell a vendor from Denton County the spot might not exist next season when there's a building with their name on the calendar.

Argyle Town Council unanimously approved waiving town fees of $495,000 for the development and a reimbursement grant of $300,000 to Colo Development Partners. Real money. Town Manager Mike Sims has framed the project as one that will generate sales tax revenue for residents while reducing reliance on property taxes. Retail and office tenants haven't been confirmed yet, so the financial math still depends on those spaces filling up.

That's the honest question hanging over all of this. Three buildings on US 377 is not a small bet. The Argyle Farmers Market is one of only three Texas Department of Agriculture-certified markets in Denton County — so the credibility is there. Whether foot traffic follows a permanent address, or stays attached to the word-of-mouth energy of a scrappy pop-up, nobody will know until the doors open. Watch the vendor roster and the crowd size when they do. Those two numbers will tell you whether the infrastructure was right-sized or a step ahead of demand.
