If FM 2499 is part of your daily rhythm — heading south toward Grapevine, cutting over to Lakeside, grabbing the highway — you already know something feels off near Lakeside Village Boulevard. That's not your imagination. It's pavement work, and it's live right now.

F & F Concrete Construction has been repairing concrete panels on Lakeside Parkway from Long Prairie Road (FM 2499) eastward to Patriot Drive since February. The Town of Flower Mound's construction tracker lists the consequence plainly: expect lane closure and two-way traffic to remain on FM 2499 and on Lakeside Village Boulevard while work is being performed. The pavement repairs are expected to be completed by Wednesday, July 1, 2026.

Six days from today.

July 1 is the target, not a guarantee. Concrete work runs on its own schedule — heat, rain, cure times. If the crew needs a few extra days, nobody is holding a ribbon-cutting. Worth knowing before you mentally write this off as almost done.

What this costs you right now: two-way traffic on a corridor that normally moves in opposite directions without much negotiation. Morning commuters heading south on FM 2499 and anyone turning onto or off Lakeside Village Boulevard are feeling it most. The backup doesn't have to be dramatic to cost you five or ten minutes, and five minutes at the wrong light compounds fast.

The longer view is genuinely good news. This is maintenance done right — replacing deteriorating concrete panels before they become a pothole problem or a drainage issue that closes lanes for longer. The panel replacement contract traces back to a Town Council approval in 2023, with an expanded scope approved in November 2025. F & F has been moving east from Long Prairie Road, which means the stretch closest to FM 2499 has been in the work zone the longest. Finishing by July 1 would close out that section cleanly heading into summer.

For now: leave a few minutes earlier if Lakeside Village Boulevard is your turn. Check Waze before you go — construction closures like this show up in real time. And keep an eye on whether July 1 holds. If it slips, you'll want to know before you're caught in it on July 2.
