LISD Just Sold 18 Acres on Quail Run Road — And Hasn't Said Who Bought It

The land is gone. The neighborhood still doesn't know what's coming.

Something changed on Quail Run Road last Sunday, and you probably didn't hear about it from the district.

At its June 8 meeting, the Lewisville ISD board of trustees approved a resolution and contract to sell approximately 18.33 acres of declared surplus property located on Quail Run Road in the Town of Flower Mound. The deal is done. LISD no longer owns that land.

Who bought it? The board recap doesn't say. What they plan to build? Still unknown. Nearly 20 acres on the west side of Flower Mound have changed hands, and the announcement amounted to a line item in a meeting recap published three days after the vote.

That's the whole problem.

18 acres isn't a pocket lot. It's a meaningful chunk of land in a corridor that already has Liberty Elementary at 4600 Quail Run Rd. Neighbors there made decisions — about where to buy, what to expect nearby — with the reasonable assumption that land held by a school district would stay under public control, or at least that they'd be told before the contract was signed. Neither happened.

Here's the backstory. LISD bought properties like this in case it needed to build more schools, but now that the land is no longer needed, the district is selling. Enrollment dropped, budgets tightened, and acreage that once looked necessary now looks like an asset to liquidate. That's legitimate stewardship. Low enrollment and inadequate finances were the root cause of a wave of closures and consolidations across the district, and the Quail Run parcel is part of the same reckoning. At the same June 8 meeting, the board also approved a resolution to negotiate and prepare agreements for the lease or sale of BB Owen Elementary, Polser Elementary, and Creekside Elementary — school buildings that closed last year. The Quail Run acreage is different: raw land, never a campus, held as a reserve.

The precedent for what comes next is worth knowing. When LISD sold a surplus tract on Spinks Road in 2021, residential developers wanted to turn it into a subdivision and needed approval from Flower Mound Town Council. That's the moment the public actually found out what was planned — not from the district, but from a zoning application. The same pattern could play out here. Watch the Flower Mound Town Council agenda. A rezoning or plat application from whoever just acquired this land will surface there first. That's when the picture gets real: density, traffic, what kind of development lands next to an elementary school.

LISD framed these surplus dispositions as giving the district flexibility to explore options to sell, lease, or develop properties in ways that best support students and the broader community. Fine language. But flexibility for the district is opacity for the neighborhood. Residents on and near Quail Run Road deserve to know the buyer's name and intentions before a developer shows up with a site plan — not after.
