LISD Just Voted to Sell 18 Acres in Flower Mound — and Negotiate Leases on Three More Campuses

Four Properties, One Meeting, No Roadmap

If you weren't at the June 8 Lewisville ISD board meeting — and most people weren't — your neighborhood just changed without you. The board approved the sale of ±18.3296 acres of declared surplus property on Quail Run Road in Flower Mound, and separately authorized the administration to negotiate lease or sale agreements for B.B. Owen Elementary, Polser Elementary, and Creekside Elementary. Four properties. One meeting. No public explanation of what comes next.

That's the part worth paying attention to.

The three schools didn't end up on the real estate market by accident. At a packed December 9, 2024 meeting, the board voted to close B.B. Owen, Creekside, Garden Ridge, and Highland Village elementary schools and Polser Elementary STEM Academy. Those closures took effect for the 2025-26 school year. The buildings have been sitting empty since then, and now LISD is figuring out what to do with them.

The financial logic isn't hard to follow. The school closures were projected to save the district around $2.3 million, or about $460,000 per campus. But that number was always a down payment on a larger problem. Officials anticipated enrollment to dip by over 3,000 students in the next decade — and at the state's funding allotment of $6,160 per student, that decline would equate to over $18 million in projected funding loss. Selling land and leasing empty buildings is how you close that kind of gap without raising taxes.

What We Know. What We Don't.

The Quail Run Road parcel is the most concrete piece. The board approved a resolution and contract to sell the ±18.3296-acre tract — meaning a buyer is already in the picture. What that buyer intends to build, and what it means for neighbors on Quail Run Road, hasn't been disclosed.

The three campus leases are vaguer still. A lease could mean almost anything: a charter school taking over a building, a corporate training center, a church renting on weekends, a city agency using part of the space. The board authorized administration to negotiate — it didn't approve final terms, because there are no final terms yet. Those negotiations could take months.

The enrollment decline has been attributed to factors including increasing homeschool and private school attendance, virtual school options, and fewer apartment options for younger families. Around 15% of LISD families have been seeking education opportunities outside of the district. That's the pressure driving all of this. It isn't easing.

Why It Matters to You Right Now

If you live near Quail Run Road, a sale contract is already signed. Whatever comes next for that land is moving faster than the three campus leases.

If you're a parent of a former B.B. Owen, Polser, or Creekside student, your kids have already moved on to new schools — but the buildings where they spent their mornings are about to become something else. Exactly what, nobody has said publicly yet.

And if you track property values near any of these campuses, pay attention. Empty schools transitioning to new uses can improve a neighborhood or complicate it. The outcome depends entirely on what LISD negotiates, and the district hasn't said who they're negotiating with.

Watch for the administration to come back to the board with actual lease terms and a clearer picture of where the proceeds land. That's when the real story starts.
