Shake Shack's Construction Window Closes This Month at the Shops at Highland Village
The $903,000 renovation was always scheduled to wrap in June — and June is here.

If you've been driving past the Shops at Highland Village and wondering when that construction wraps up, here's your answer: this month.
According to state licensing filings, the build-out window closes June 8. The project — registered with the Texas Department of Licensing and Regulation as "Shake Shack 1806 Highland Village" at 4000 Waller Creek in Highland Village — listed a completion date of June 8, 2026, with an estimated cost of $903,000. The scope of work is an interior renovation for the new Shake Shack restaurant, covering 3,000 square feet.
Nearly a million dollars to fit out a burger spot. Sit with that for a second. That's not the kind of money a brand drops into a location it has doubts about.
The menu will include burgers, French fries, hot dogs, chicken sandwiches, milkshakes and more. If you've made the drive to Southlake, you know what you're getting. Shake Shack's other North Texas locations include the Fort Worth Stockyards, DFW Airport, and Southlake — which means Highland Village becomes the closest outpost for anyone on this side of the metro. No more crossing the highway for a concrete.
The center has been on a run lately. The Shops at Highland Village has been adding tenants steadily, with Dragon House, Lululemon, iCRYO, Body20, and OrangeTwist all joining the mix through 2024 and into 2025. The center is a 375,000-square-foot shopping center in the Dallas-Fort Worth suburb of Highland Village. A J.Crew Factory fit-out also appears to be underway on-site this summer, per a separate state filing — though that one's further out.
Here's the real question the other tenants are watching: Shake Shack pulls people in who weren't already heading to the Shops. Not another nail salon, not another cell phone kiosk. A name people make a specific trip for. Whether those customers wander over to the rest of the center or treat it as a grab-and-go stop is what determines whether this lease pays off for Highland Village beyond the one storefront.
