The $1.25 Billion Campus Next Door: MP Materials' 10X Is No Longer a Rumor

If you drive FM 156 toward Northlake, the land near Harmonson Road looks like it always has — open, flat, quietly waiting. That's about to change in a way this part of Denton County hasn't seen in a generation.

MP Materials announced in February that it selected a 120-acre site in Northlake, within the AllianceTexas corridor, for its new rare earth magnet manufacturing campus. They're calling it 10X. The incentive packages from Northlake and Denton County were locked in January, the state money followed, and the company said engineering and equipment procurement are already underway. Groundbreaking is imminent. This isn't an economic development press release anymore. It's a construction timeline.

The numbers are genuinely hard to put in context. MP Materials expects to invest more than $1.25 billion and create more than 1,500 direct manufacturing and engineering jobs at the site — with commissioning targeted to begin in 2028. The Cross Timbers Gazette described it as possibly the largest private commercial investment in Denton County history. Nothing else comes close to that framing. The jobs carry weight too: the abatement agreement requires an average annual salary of $74,315, well above the median household income for this area.

The public money stacked up fast. Texas, Denton County, and the Town of Northlake approved a comprehensive incentive package totaling roughly $200 million over more than a decade, including grants, abatements, and exemptions. That package includes more than $66 million in grants from the Texas Enterprise Fund and Texas Semiconductor Innovation Fund. Denton County commissioners approved a 10-year tax abatement covering 50% of real and personal property taxes, capped at $9.3 million, and Northlake voted unanimously in January on a matching abatement within a special financing district — plus a construction sales-tax rebate and up to $1 million in job-creation grants.

What does 10X actually make? The campus will produce neodymium-iron-boron magnets — the kind used in semiconductors, drones, robotics, and AI data centers. Once operational, it's expected to contribute to total production capacity of roughly 10,000 metric tons of NdFeB rare earth magnets per year. The U.S. currently leans heavily on China for these components, and 10X is a cornerstone of MP's public-private partnership with the U.S. Department of Defense, established to accelerate domestic rare earth independence. The Pentagon has skin in this game.

For Flower Mound and the towns around it, the more immediate question is what 1,500-plus jobs at Harmonson Road and FM 156 do to the roads, the schools, and the housing stock. Honestly — a lot. Workers relocate before the ribbon cutting. Contractors and suppliers cluster nearby. Rental demand moves first, then purchase demand, then school enrollment. The expansion is expected to attract additional suppliers and supporting industries to the area, which compounds all of it.

The roads feeding that corner of Northlake — FM 156, FM 407, and the approaches through Justin and Bartonville — aren't built for a campus of this scale. Watch which intersections Northlake and Denton County flag first for upgrades. That's where the pressure is already being felt. Northwest ISD covers the area, and a sustained wave of households with engineers and manufacturing workers is exactly the enrollment scenario that strains portable classrooms.

Get it right — phased infrastructure investment, coordinated housing, schools that plan ahead — and southern Denton County adds a durable economic anchor. Get it wrong, and you get the version already familiar from other AllianceTexas-adjacent growth: traffic that outruns the roads for a decade while everyone waits for bond money to catch up.

The land near Harmonson Road won't look the same for long.
