If you live near Cross Timbers Road west of Highway 377, the quiet is about to end.

On June 29, Associated Bank finalized a $50,114,350 construction loan for Trinsic Residential Group, putting real money behind Aura Brookview. Until financing closes, a project stays a rendering. This one is no longer a rendering.

The 10-acre site is part of Brookview, a 240-acre master-planned development where Cross Timbers Road meets Highway 377. More precisely, the complex will rise near the corner of Denton Creek Boulevard and Stonecrest Road, with access off both streets. If you've driven that stretch lately, you've already seen the dirt.

Aura Brookview will have 300 rental units across four four-story, elevator-served, wood-framed buildings. The site plan shows 488 parking spaces. Planned amenities include a clubhouse, co-working space, a pool with a covered patio, grilling stations, fire pits, a dog park, and dog washing stations.

The approval itself is months old. Flower Mound Town Council voted 4-0 in favor of the site plan at the February 16 meeting, with council member Brian Taylor absent. The loan closing is the trigger that moves everything from paper to pavement.

The property is zoned to Argyle Independent School District. Argyle High School's Canyon Falls Campus sits directly north of the site.

Brookview is a larger story playing out in phases. Phase 1A calls for 313 single-family homes; Phase 1B adds 140 townhomes. The apartments are a separate piece of the same master plan.

For nearby residents, the practical reality is this: daytime construction noise and heavy-vehicle traffic on Denton Creek Boulevard and Stonecrest Road are coming, and they'll be around for a stretch. No additional public meeting or vote is tied to the financing milestone. The approvals are done. Watch for equipment and foundation crews on site in the weeks ahead.
