Flower Mound Wants to Rezone 8.3 Acres Near Monarch, and It's the One Doing the Asking

Hearings Monday, Oct. 26, and Monday, Nov. 2, give residents a chance to weigh in before Planning & Zoning makes its recommendation and the Town Council votes on a Campus Commercial designation for land near Denton Creek Blvd. and I-35W.

The Town Is the Applicant

Usually when a rezoning shows up on the agenda, a developer is doing the asking. Not this time. Flower Mound itself has filed two cases, MPA26-0005 and Z26-0003, covering about 8.3 acres the public notice describes as "incorporated into the Town of Flower Mound." No private developer is named in the notice.

The land sits near the Monarch Development, generally north of Denton Creek Blvd., west of Prairie Ridge Rd. and east of I-35W.

What's Being Proposed

The first case, MPA26-0005, would amend the Town's Master Plan to give the tract a Campus Commercial land-use designation. The second, Z26-0003, would give it Campus Commercial zoning. That's why there are two cases: one changes the long-range plan, the other changes the zoning map.

What the Town has in mind for the land isn't public yet. As of Monday, Oct. 19, the staff report for the Oct. 26 Planning and Zoning meeting had not been posted. The hearing notice also doesn't say who owns the land, what's planned there, or when it became part of Flower Mound.

Two Hearings, Two Chances to Speak

Planning and Zoning Commission takes the first look on Monday, Oct. 26, at 6:30 p.m. at Town Hall, 2121 Cross Timbers Rd. The commission makes a recommendation, not the final call.

Town Council makes the decision the following Monday, Nov. 2, at 6 p.m., at the same address.

Both are public hearings, so residents can speak. If you can't make either night, call Town Hall at 972-874-6000 with questions.

Why It's Worth Watching

When a town starts a rezoning itself instead of a developer, it's worth asking why now and what comes next. The staff report should answer some of that once it's posted ahead of the Oct. 26 meeting.

Your next step: Check the Town's Agendas & Minutes page before Monday, Oct. 26, for the staff report.
