A renovation permit filed with the Texas Department of Licensing and Regulation shows an interior office build-out at Suite 400, with a start date of July 17, 2026, and a target completion of November 20, 2026. The estimated cost is $532,769.

The tenant is Acra Lending, a private mortgage lender that specializes in alternative income products — bank-statement loans, non-QM programs, and financing for borrowers who don't fit the standard agency mold. The build-out covers 5,971 square feet. Acra is funding the renovation; FM 2499 Office Venture LP holds the property.

Nearly $533,000 spent on under 6,000 square feet is a real operational fit-out. Not a shared suite, not a satellite desk. The fourth floor of a building whose floor plates run roughly 30,000 square feet is about to house a working lending operation.

Lakeside International Office Center totals 138,000 square feet across two buildings and is the first Class A office property in Flower Mound. The campus sits on approximately 10 acres near The Shops at Lakeside DFW, with direct access to the Lakeside Crossing mixed-use development next door. A trail system connects the office campus to the retail center, so tenants can walk to The Shops at Lakeside Village.
