Thirty-One Eleven Sunset Is Done — and Lakeside Village Is Taking Shape Around It

The tower has tenants. Now the cafés and yogurt spots are following the people — not the other way around.

If you live near the Lake Grapevine shoreline, your Tuesday afternoon is about to look different. Maybe a boba tea run. Maybe frozen yogurt on the way back from the water. Small stuff — but that's exactly the point.

Construction on Thirty-One Eleven Sunset — the newest luxury residential complex in Lakeside Village — is finished. Realty Capital Residential completed the 16-story, 207-unit tower, and residents began moving in in early March. A few hundred people are now waking up along that shoreline, walking downstairs, and asking the obvious question: where do I get coffee?

The town's economic development office has an answer forming. A boba tea seller specializing in artisanal boba drinks with options for a variety of tastes and dietary needs is headed to Lakeside, and a self-serve frozen yogurt spot where you can personalize popular flavors with toppings is coming too. These aren't destination draws. They're the afternoon-break infrastructure that a residential tower's ground floor actually needs to function.

That's the tell. Destination restaurants pick their spots based on trade-area projections and regional draw. Boba tea and frozen yogurt show up when there are already enough people within walking distance to fill a Tuesday at 3 p.m. The formula is working.

Lakeside Village is a 160-acre, $2.5 billion mixed-use development planned to include around 2,500 residences, over 40 retailers and restaurants, offices, and public amenities. The larger project is already about 80 percent complete, and the pipeline keeps moving. In February 2025, the development broke ground on an underground parking garage — a move designed to let residents and guests park without cluttering the lakeside view. Smart sequencing.

The next chapter is already approved. The town greenlighted a scaled-down $160 million expansion called Lakeside East, which includes 132 townhomes, a hotel, 43,000 square feet of retail, multiple plazas, and a public nature trail. Construction on Lakeside East is expected to begin in summer 2026 and conclude by 2027, with the town committing just over $5 million in economic development support for the hotel and retail components. That window opens right now. Expect delivery traffic and lane disruptions along Lakeside Parkway as crews move in.

Here's the part nobody is talking about yet. The intersection of International Parkway and Lakeside Parkway already sees approximately 48,780 vehicles per day. Add tower residents, new retail customers, and construction crews simultaneously, and that southeast corridor becomes a real pinch point. Watch the council agenda for traffic studies or infrastructure amendments tied to this stretch.

The honest question isn't whether Lakeside Village will finish. It probably will. The question is whether the public infrastructure — parking, traffic flow, utility capacity — keeps pace with the density. When fully built, Lakeside Village is set to deliver 2,200 residences and roughly 705,000 square feet of commercial space. That's a lot of cars turning left onto Lakeside Parkway at 5:30 p.m.

For now, though, the southeast end has reason to feel good about this. The residents arrived. The retail is following. That's how it's supposed to work.
